Building Permit

Most projects do not stall because the design is wrong. They stall because a submittal is missing a product approval number, an energy form, or a signature the reviewer needs. We assemble the package that gets through plan review, and we answer the comments when they come back.

01

What we permit

Residential: whole-house renovations and reconstructions, additions, structural alterations, roof replacement and re-roofing, impact window and door replacement, kitchen and bathroom remodels, pools and decks, garage conversions, and change-of-use work.

Commercial: tenant improvements and interior build-outs, storefront and entrance replacement, restroom and accessibility upgrades, façade and roof work, and alterations that change occupancy, egress or fire separation.

We also prepare the smaller stand-alone permits that projects trip over: window and door replacement under a product approval, shutter and opening protection, and after-the-fact permits for work that was done without one.

02

What goes in the package

Drawings drafted to the adopted Florida Building Code edition and the local amendments the county or city actually applies: dimensioned plans, demolition plans, elevations and sections, wall types, egress and life-safety data, and the details the reviewer will look for.

The supporting paperwork that decides whether a submittal is accepted or rejected: Florida Product Approval or Miami-Dade Notice of Acceptance numbers for windows, doors and roofing, design pressure schedules and opening-protection data, energy code compliance forms, and, where the scope requires it, structural calculations or a letter prepared by the engineer of record.

In the High-Velocity Hurricane Zone and in wind-borne debris regions the requirements tighten, and we build the package to that standard from the start rather than after a rejection.

03

Submittal and review

We upload to the jurisdiction's portal, track the application through each review discipline, and keep you informed of where it actually sits rather than of when it was filed.

When comments come back we turn around a clean, clouded revision that answers each one point by point, so the second review is a check rather than a fresh argument.

Where the work needs a licensed professional to seal drawings or calculations, we coordinate with the architect or engineer of record, often the one you already work with, and hand them a set that is ready to sign.

What you get

  • Permit drawing set in PDF, plus native Revit or AutoCAD files
  • Code summary, egress and life-safety data
  • Product approval and design pressure schedules for windows, doors and roofing
  • Energy code compliance forms
  • Upload and submittal through the jurisdiction's portal
  • Clouded revision sets answering plan review comments

Questions

Which jurisdictions do you work in?

Florida. We work most often in Southwest Florida around Naples, Collier and Lee counties, and we take projects elsewhere in the state. Requirements differ by county and city, so we confirm the adopted code edition and local amendments before drafting.

Do you seal the drawings?

We are a drafting and BIM studio, not the architect or engineer of record. We prepare the documentation and coordinate with the licensed professional who seals it.

How long does a permit take?

It depends entirely on the jurisdiction, the scope and the current review backlog, so we do not promise a date. What we control is that the package is complete on first submittal and that comments are answered quickly.

Can you help with work that was already built without a permit?

Yes. After-the-fact permits need existing conditions documented accurately and, in most cases, an engineer's evaluation. We prepare that documentation and assemble the package.
